Compare the individual contracts and projects in this developer selection rather than assuming the developer name determines every resale condition. Different phases may have different payment schedules, handover positions or approval requirements. Ask for the specific customer-service channel responsible for the property you are considering. Confirm that the seller’s documents identify the same project and contracting party, and request an explanation of any difference in naming. For an off-plan resale, distinguish the original purchase amount, the owner’s asking price and the commitment remaining to the developer. Check whether any payment-plan feature can pass to a new buyer. For a ready property, ask about possession, occupancy and any applicable clearance process. If you need financing, establish the sequence with your lender before promising a completion date. A familiar developer name does not remove the need to confirm the seller’s authority and the transaction requirements.
When submitting your own property, use the project and developer names shown in your documents and keep the public facts current. State what is known, separate estimates from confirmed information and provide sensitive evidence only through private channels. This makes inquiries more useful and helps buyers compare actual property details instead of relying on a brand name alone.
Seller questions before you decide
Can I sell off-plan before handover?
You can submit an off-plan property, but transfer eligibility must be confirmed with the developer. Check your sale contract, payment statement and any required approvals before promising a completion date. Publishing property details does not itself authorise a transfer.
What is a developer NOC and how much must I have paid?
A no-objection certificate confirms the developer has no objection to the proposed transaction under its conditions. Do not assume a universal paid-percentage threshold: ask for the current rule for your specific project and contract, together with outstanding balances, fees and certificate validity.
What does selling a property in Dubai cost?
Budget for the developer NOC, applicable DLD registration and trustee charges, and any mortgage, clearance or agreed professional fees. The DLD sale-registration schedule lists 2% for the seller and 2% for the buyer. Confirm the applicable transaction route, fee allocation and current written quotes before signing.
How long does a sale take?
There is no guaranteed sale time. Finding a buyer, agreeing terms, developer approvals, mortgage release and document preparation all affect the timetable. The DLD service processing time is not the total time needed to market and complete a property sale.
Are my contact details public?
Your phone, email and ownership documents are not displayed in public property details. An inquiry may be handled through private messaging or the assigned listing team, as shown on the property page. Share sensitive documents only through the appropriate private channel.
Does below original price mean below market value?
No. The comparison is with the documented original purchase price, not an independent valuation of the current market. A displayed verified discount does not guarantee a return, a quick sale or that another comparable property cannot cost less.
