Read and preserve the notice
Keep the full notice, attachments, delivery record and contract. Identify the sender, stated amount, deadline and reference. A payment reminder and a formal statutory notice are not necessarily the same thing. Do not delete the message or assume that submitting a resale advertisement stops a deadline. Confirm authenticity using contact details already known to you, rather than a new payment link in an unexpected message.
Reconcile the account immediately
Compare the demand with your instalment schedule and receipts. Ask the developer for a current statement and a breakdown of disputed amounts. If you have already paid, provide evidence through an official channel and request written acknowledgement. Record conversations, promised actions and follow-up dates. A disagreement about the balance should be addressed promptly rather than left until a potential buyer appears.
Understand the formal route
Dubai legislation provides a formal process where an off-plan purchaser fails to meet contractual obligations. Law No. 19 of 2020 describes a thirty-day notice within the DLD process. That does not mean every email gives a fresh thirty days or that every case has the same outcome. The notice, contract and current facts matter. Obtain qualified legal advice promptly to establish the deadline and available options in your case.
Discuss realistic options
Ask whether the developer will consider a documented payment arrangement, a confirmed resale or another agreed solution. Check transfer eligibility before accepting money from a buyer. A discounted price alone does not remove arrears or make an assignment permissible. If you seek a resale, calculate what completion must settle and what cash, if any, would remain for you.
Protect yourself while seeking buyers
Do not post the notice, account numbers or identity documents publicly. Describe your requested timeline accurately without unsupported foreclosure claims. Never guarantee that a buyer can take over a disputed contract.
